What is Real Estate Appraisal? It is an estimate of value of real estate as of a specified date.
 
Why have an appraisal? Appraisals are necessary for many decisions in life. Purchase price and financing for purchase, asset management, estate planning and probate, and potential litigation
 
What is appraised? Residential homes, apartments properties and vacant land and residential developments.
General retail, commercial and office properties, including leased fee and leasehold valuation.
Specialized commercial properties, including resort developments, accommodations, and recreational, including golf courses and marinas.
Industrial properties and developments, warehousing and special issues, including contamination.
Special purpose properties including, but, not limited to: hospitals, tertiary and psychiatric; nursing homes and limited care facilities; and schools.
Litigation issues: Contamination, condemnation, property tax appeals, estate valuation and adversary resolution.
 
Types of Appraisals: Uniform Standards of Professional Practice (U. S. P. A. P.) Allows two types of appraisals, full and limited, and three types of reports, restricted, summary and complete. A full appraisal includes a complete analysis of the valuation process

A limited appraisal excludes some portion of the analysis that could be appropriate for the appraisal problem.

A Restricted report is very brief and is intended for a single knowledgeable reader. All supporting documentation is retained in the appraiser's file.

A summary report gives the basic supporting information of the analysis, while the balance of the information is retained in the appraiser's file

A complete report is fully self contained and gives all supporting documentation for the value.
